The Ruwais Marina District is conceived as a highly permeable urban center that orients retail and entertainment around the water’s edge, and contains an integrated mix of uses, promoting 24/7 activity. A split level promenade and boardwalk provide continuous public access around the harbor. Land uses flanking the waterfront include Foreshore Park, Waterfront hotel, yacht club, food and beverage outlets, retail/mixed use housing development, a mosque, and boat launching area. Hospitality and entertainment uses mingle with restaurant, retail, and higher-density housing to take advantage of the water’s edge. Blocks at the water’s edge are set back to preserve water views from the inboard neighborhood streets. Behind the waterfront, housing blocks create neighborhoods where parks, schools, and other amenities serve the resident population.
