RNL was commissioned to design two 40-story mixed-use high-rise towers that encompass high end retail, office space, approximately 300 serviced apartments, 360 for-sale units and a 50-room boutique hotel. The entire site will be provided with underground parking that includes valet service for residents and hotel guests. Other amenities of this site will include direct access to the beach, green and open space areas, pools, sky terraces, and a full service concierge for the tower units. The retail component will incorporate multiple types and styles of restaurants, as well as other supporting retail services and high end clothing outlets.

The site is a newly reclaimed island in the center of the Al Raha Beach development. The site features include a new beach, marina, and luxury homes set along the waterfront, pedestrian paths that link each site along the waters edge. The site is linked to adjacent developments via a landscaped boulevard and commuter light rail system, which connects the Abu Dhabi airport with downtown Abu Dhabi.
