Master Planning

Burj Khalifa is a master planned community that has become the major urban node within Dubai, United Arab Emirates. The project is an “icon” development within the country. “Burj” in Arabic means “tower”, and the Burj Khalifa development provides the setting for the world’s tallest building; Burj Khalifa Tower. The project was developed on 168 hectares of land adjacent to the existing high-rise residential and office districts in Dubai. The site was part of a former military facility.

The high-density development has the Burj Khalifa Tower as the major building element, but the project also includes a large retail shopping center, a business center, a significant collection of high-rise residential towers, an “Old Town” residential and retail center, which is an acknowledgement of the more traditional building forms of the culture, and a major urban lake and park. The major organizing element of the project is Burj Khalifa Boulevard; a 3.5 kilometer “loop” road, which provides access to all elements of the project. A 9.3 hectare lake and canal system links major elements of the project, and provides a visual, recreational, as well as transportation element to the project.
