Designed as a transit hub for this West Denver metropolitan suburb, the Federal Center Station is part of RTD Fastracks and will serve as a transfer station and destination for bus and light rail riders in the region. The design of the site responds to the local context and the proposed regional master plan for the Federal Center. The mixed-use master plan includes a synergy of uses and density to support the local community including the Federal Center, St. Anthony’s Hospital, and adjacent commercial uses along Union Boulevard. The master plan is defined by an internal street grid that creates a pedestrian and transit friendly neighborhood with a mix of uses that include transit, retail, hotel, office, senior housing, and residential. Retail is congregated along the two streets culminating in the transit facilities to take advantage of the traffic generated by the transit uses. Residential is congregated in the middle of the site to create a distinct district and maintain adjacency to the retail. Office forms the southern edge along the arterial streets.

The project hopes to achieve a high degree of sustainability and carbon neutrality through a variety of measures, including: taking advantage of the adjacent mass transit to reduce car traffic; creation of local and regional drainage systems that treat storm water run-off; use of photovoltaic to generate energy, and design of highly efficient buildings on the site.
