RNL was hired by the Regional Transportation District (RTD) to develop a concept framework plan for a new transit-oriented development (TOD) to be located in conjunction with the RTD Park-n-Ride and a new planned bus maintenance facility, located at Wadsworth and Highway 285 in Lakewood, Colorado.

The work scope included meetings with RTD to define scope, preparation of several concept alternatives, review and refinement of the plans, and the development of a site plan and rendering for the concept. The purpose of this effort was to create enthusiasm for a mixed-use TOD project at this location and to demonstrate how transit improvements, including a bus maintenance facility, can be a catalyst for private sector development in a public/private partnership.

The work effort has been well received by RTD and has been used in discussions with the City of Lakewood and with interested citizens groups to further transit development at this site.
